Properties Wanted

Target properties for acquisition by StorageOp are underperforming from a management perspective, and suffer from extensive deferred maintenance. All properties are well-located on heavily-traveled roadways, as the company believes that the one aspect of a self storage facility that cannot be successfully repositioned is its location.

The capital improvements program that is implemented typically involves re-branding and new signage, complete office renovations and expansions, installation of state-of-the-art video security systems, paving repairs and both exterior and interior lighting upgrades.

During its brief history, the company has acquired 10 existing self-storage facilities and has completed one development project, a conversion of a “big box” retail project into a 2-level storage facility with drive-thru loading. The company has properties in both New England (6) and southeastern Michigan (5).




 

 

Existing Storage Facilities

Storage Opportunity Partners LLC is looking to acquire existing self-storage facilities in the New England and Michigan markets with the following criteria:

  • Minimum 300 units or 40,000 rentable square feet
  • Smaller facilities accepted if they include expansion potential
  • Main road visibility and access
  • Deferred maintenance acceptable

Land For Development

Storage Opportunity Partners also seeks to acquire development sites in the New England and Michigan markets with the following criteria:

  • 2 to 10 acres
  • Main road visibility and access
  • Utilities in place
  • Conversions of existing buildings acceptable
